Smith Land Consulting is proud to be working alongside Development Victoria to deliver the built form subdivision at 31 The Avenue, Coburg — a landmark project that will create a vibrant, inclusive residential community in Melbourne’s inner north.

This transformative development, led by Development Victoria, includes a masterplanned four-building complex comprising up to 274 apartments. It features a mix of indoor and outdoor communal spaces, new public open space, and a strong focus on connectivity to local amenities including public transport, retail, hospitals, schools, and community services.

Importantly, the development will deliver 10% affordable housing, contributing to much-needed supply in a high-demand location and offering more people the opportunity to live close to jobs, education, and essential services.

This project forms part of the Victorian Government’s broader Housing Statement commitment to increase housing supply across the state. Smith Land Consulting is proud to be playing a role in making this commitment a reality — helping deliver quality, well-planned housing outcomes for a growing population.

The subdivision of this site involves a high level of technical complexity, including a Build-to-Rent (BTR) component, multiple Owners Corporations, staged delivery and titling across several phases while coordinating with government bodies, private developers, and legal teams.
